Comparison

Sample flat, renders, video or a 3D link?

Last checked

A sample flat is the most convincing, but it shows one unit type in one place. Renders and walkthrough videos look the most polished, but only from the angles someone chose. A 3D link shows every unit type and every room from any angle on the buyer's own phone, and lets them rearrange it, but it is a model on a screen, not a room you can stand in. Most projects end up using more than one.

Sample flat

Nothing persuades like standing in the room: the real ceiling height, the light at four in the afternoon, the actual tiles under your feet. The catch is that it is one unit type, usually furnished to look bigger than daily life, it has to be built, furnished and staffed, and only the buyers who travel to the site ever see it.

3D renders

Still images are what brochures, hoardings and listings are made of, and they print beautifully. But a render is one chosen angle, often taken with a wide lens. The buyer can't turn round, check where the wardrobe goes, or see a room nobody rendered.

Walkthrough video

A video sets a mood: music, a slow camera, the project at its best, and it plays anywhere. The buyer goes where the camera goes, though, and a new unit type or a changed layout means making a new video.

A 3D home on a link

Here the buyer explores on their own: any room, any angle, the dollhouse view, the flat at night, a walk at eye level, the furniture moved to how they would live. Every unit type can have one, and it travels on WhatsApp to buyers and brokers who will never visit the site.

It is still a model. Finishes are representative rather than photographed, it needs a phone with a browser and some data, and it is a sales visualisation, not a construction drawing.

Which should a builder use?

The sample flat for people who come to the site, if you have one. Renders for print and listings. A video for the launch and for social media. And a 3D link for every unit type, every remote buyer and every broker: it is the only one that covers the unit types without a sample flat and the buyers who can't come.

TruSpace makes that last one from the floor plans you already have. Its renders come out of the same 3D home, so the brochure and the link show the same flat.
