For NRI buyers

Buying a flat you can't visit yet.

Last checked

When you buy an under-construction flat from abroad, the floor plan is most of what you get. Ask the builder for every unit type's plan with room sizes, read it room by room against the furniture you own, and ask for a 3D view of the exact unit type if one exists, so you and your family can look inside before anyone travels.

What a floor plan does not tell you

  • How big a room feels: a 10 × 11 bedroom reads very differently with a bed and a wardrobe in it.
  • Where furniture can go: doors, windows and wardrobe swings decide that, not the floor area.
  • Light and view: which rooms face the sun, what the balcony looks out on.
  • The difference between unit types: two 2BHKs in one tower can live very differently.

What to ask the builder for

  • The floor plan of your exact unit type, with each room's size printed on it.
  • Which way the flat faces, and which floor.
  • What is included: flooring, kitchen platform, wardrobes, fittings.
  • A 3D view or walkthrough of that unit type, not only of the sample flat.
  • Photos or video of the site as it stands today.

How a 3D link helps from abroad

A 3D home made from the floor plan opens in a phone browser anywhere. You can look into every room, see it at night, stand on the balcony, walk through at eye level, and move the furniture to how you would live. Forward the same link to family in India and look at the same room together on a call.

What it is not

A 3D home is a visualisation made from the plan, not a construction drawing and not a substitute for checking the project's documents. The furniture shows scale; it is not what comes with the flat. Have the paperwork checked by your own lawyer, and visit before possession if you can.

Is TruSpace for buyers?

TruSpace works with builders: they send their plans and share the links. If the project you are looking at does not have one, show your builder or broker the demo home below.
